So to monitor and understand the real estate market, aka your competition, we will e-mail to you similar homes that are listed in your neighborhood. We will also update you regularly on what went under agreement or sold.

Price it right
The single most important decision associated with the sale of your property is determining the price. We will provide you with a thorough comparable market analysis for similar homes sold in your neighborhood over the past year. We will explain what they listed at, sold at and how long that took based on various factors. The Atacan Group does NOT "BUY LISTINGS." This is a questionable practice among agents of taking a listing regardless of price. It is usually done just to hang a sign and generate other leads, because there is no way this over priced listing is going to sell. We have a stellar reputation in the industry, and we sell our listings, not just sit on them.

Get it ready
There are loads of shows on HGTV that are about staging and making your home ready to sell. We suggest that you watch them. In fact, you may see the Atacan Group featured in one of them. We are going to make sure that your home outshines the other townhouses or condos that are for sale in your area. Promotional Materials
The Atacan Group employs a full-time marketing coordinator on staff and out-sources the design of our promotional materials to to local and national designers. We utilize the highest quality materials and distribute them strategically. We provide a custom-designed brochure/ fact sheet with photographs and send direct-mail postcards, with a professional photograph of the property, to neighbors and other targeted recipients.

Feedback, Feedback, Feedback
It's vitally important to talk to agents and potential buyers who have seen your house. We employ a professional service that sets appointments 7 days a week based on your showing instructions and then makes follow-up calls to obtain feedback and determine the buyer's interest. We keep you apprised of this feedback with weekly reports to help you understand how the market is responding to your property. However, always fell free to contact us with any questions that you may have in the interim.
 
6.
Give Good news
We will contact you as soon as we receive an offer and negotiate diligently on your behalf to get you the best possible price and terms. Additionally, we ensure that the buyer is financially capable and otherwise suitable to complete settlement.
 
7.
Happily ever after
We will guide you through the inspection stages, help negotiate and arrange any necessary repairs to your house and process all of the paperwork required from the city. Our in-house settlement conveyancer will be constantly reviewing this transaction from the beginning to end to ascertain that the buyer is meeting their contingencies on time and will be prepared to purchase your home on the day of settlement.
